Buying a Home in Menorca to Work Remotely: The 7 Things Nobody Checks

Working remotely from Menorca feels like a postcard: soft light, coves ten minutes away, and a slower pace that helps you unwind. But when your home also becomes your office, there are details that matter more than a sea view. And the funny thing is, hardly anyone checks them during a viewing… until they’re already living there.

Here are 7 key points to choose the right home in Menorca if your day-to-day depends on strong connectivity, comfort, and year-round stability.

1) The “real” internet connection (not the one they promise)

Just because there’s “fiber in the area” doesn’t mean it reaches that specific house—or that it’s already installed. In Menorca, it can vary a lot by street, development, and even building.

What to check:

  • Whether the home has fiber already installed or only “availability.”

  • Router location and Wi-Fi quality in the room where you’ll work.

  • 4G/5G coverage (in case you need a backup).

  • Contract commitments, installation fees, or limitations.

Practical tip: run a speed test on your phone inside the house (in several rooms) and ask which provider the neighbors use.

2) Orientation, light, and glare: your productivity depends on this more than you think

Menorca has beautiful light… but it can also be a problem if you work on screens. Direct sun, glare, and poor orientation can force you to live with the blinds down.

What to check:

  • Orientation of your workspace (ideal: east/south with shade control).

  • Whether there’s double glazing and shutters/awnings.

  • If the desk area has steady light without glare.

3) “Off-season” quiet vs. summer noise

A house can be silent in January and turn into an airport runway in July. In tourist areas, remote work gets harder with traffic, bars, music, construction, and short-stay neighbors.

What to check:

  • Proximity to nightlife areas, beach clubs, restaurants, or main roads.

  • Whether the home is in a community with holiday rentals.

  • Type of sound insulation (windows, shutters, overall sealing).

Advice: visit the area at different times (morning and afternoon). If you can, ask what July/August is like.

4) Humidity, salt air, and ventilation (the trio that affects your home… and your health)

On an island, salt air and humidity aren’t minor details: they affect furniture, electronics, walls, and thermal comfort. And if you work from home, you’ll notice it sooner than anyone.

What to check:

  • Signs of damp: stains, smell, bubbling paint, mold in corners.

  • Cross ventilation (windows on opposite sides) or ventilation systems.

  • Condition of woodwork and metals (railings, hinges, screws).

Very useful: ask about dehumidifier use and check built-in wardrobes (that’s where problems show up first).

5) Heating/cooling and energy use: a beautiful home can be very expensive to run

Remote work means many hours at home: heating in winter, AC in summer, dehumidifying… In Menorca, poor insulation translates into higher bills and daily discomfort.

What to check:

  • Insulation: windows, walls, exposure to wind.

  • Type of climate control: split units, stove, fireplace, heat pump/aerothermal…

  • Energy rating and condition of the electrical installation.

Key question: “How much is the monthly electricity bill in winter and in summer?” (and if they answer, ask for approximate numbers—not just “normal”).

6) A workspace that truly works (not an improvised corner)

During a viewing everything feels spacious; in daily life, it doesn’t. If you work remotely, you need a space with a door, order, good ergonomics, and quiet. If there are two of you, even more so.

What to check:

  • A room that can be used as an office (or a corner with good light and privacy).

  • Power outlets, network points, wall space for shelving.

  • Whether the layout allows you to work without taking over walkways.

Extra: think about video calls—background, echo, front lighting, and privacy.

7) Year-round services and logistics: what saves you when you’re not on holiday

Menorca changes a lot by season. Some developments become very quiet in winter… and also more isolated from services.

What to check:

  • Real distance to supermarkets, pharmacy, medical center, gym, coworking.

  • Transport and access (and parking if you receive visitors or deliveries).

  • “Real life” surroundings: schools (if relevant), workshops, admin services, etc.

Quick rule: if you can’t solve an unexpected issue within 20–25 minutes, it adds up long-term.

Mini checklist to bring to the viewing

  • Mobile coverage test inside the house

  • Signs of humidity/salt air (smell, stains, wardrobes)

  • Noise: roads, nightlife, holiday-rental neighbors

  • Windows and insulation (double glazing, shutters)

  • Estimated heating/cooling needs and energy use

  • A closable room for an office

  • Nearby winter services
